Restrictive Covenants

Why does our subdivision have legally enforceable covenants?

Simple - to keep property values high!

Left unchecked, some homeowners invariably let their houses fall into disrepair or they engage in other activity which is inconsistent with keeping a subdivision problem free (for instance, parking an unregistered "dead storage" vehicle in the driveway, or letting foot-tall weeds overtake the yard).

Not only are these eyesores to your fellow residents, but a neighborhood which "lets itself go" is a like a welcome sign for unsavory elements and criminal activity.

In the end, these conditions erode property values and make it more difficult for you to sell your home for a fair price at some point down the road.

The Cedar Brook restrictive covenants are downloadable via the link below. Please Right-click, Save as (and save the .pdf file to your desktop or folder of your choice). If you don't have the Adobe Viewer necessary to open the .pdf file, you can download it free from Adobe.

Please do make yourself familiar with the covenants; abiding by them makes for a happy neighborhood and eliminates the specter of facing liens and other penalties for non-compliance.

COVENANTS

Yearly Dues

Membership in the Cedar Brook Homeowners Association is mandatory per the covenants of the subdivision. The HOA can charge up to $60 per year per lot for membership dues.

Currently, dues are a very reasonable $35 a year.

Our fiscal year runs from January 1st to December 31st each year, but we've traditionally invoiced for dues during the month of June so as to avoid adding to your holiday bills!

Dues monies are utilized for landscaping and maintenance of the entrance, commons areas, the roundabout and the park. Additionally, the electric bill, insurance premium for liability insurance of commons areas and park, mailings to homeowners and the post office box are paid by these dues.

Owners who are delinquent will be required to pay 125% of each year they are in arrears before they are able to sell their house or close on another one; this takes place when prospective sellers contact their title company.

The Homeowners Association may file a lien against the title of homes owned by members who habitually refuse to pay annual association dues (thankfully, the need to do this is infrequent).

If you have any questions or concerns about dues, feel free to contact the HOA.
