Membership in the Cedar Brook Homeowners Association is mandatory per the covenants of the subdivision. The HOA can charge up to $60 per year per lot for membership dues.
Currently, dues are a very reasonable $35 a year.
Our fiscal year runs from January 1st to December 31st each year, but we've traditionally invoiced for dues during the month of June so as to avoid adding to your holiday bills!
Dues monies are utilized for landscaping and maintenance of the entrance, commons areas, the roundabout and the park. Additionally, the electric bill, insurance premium for liability insurance of commons areas and park, mailings to homeowners and the post office box are paid by these dues.
Owners who are delinquent will be required to pay 125% of each year they are in arrears before they are able to sell their house or close on another one; this takes place when prospective sellers contact their title company.
The Homeowners Association may file a lien against the title of homes owned by members who habitually refuse to pay annual association dues (thankfully, the need to do this is infrequent).
